Preliminary ROW and Easement Parcel Maps

To help impacted property owners understand the limits of right of way and easements needed from their properties, a set of exhibits—one for each property—are available at the link above. These exhibits are intended to show how the necessary right of way and/or easement limits compare in size to overall lot dimensions. They also include an aerial background to show where certain recognizable features are located on the property.

Right of way (ROW) acquisitions are permanent parcels of property purchased by the city for the roadway. They have minimum dimensions controlled by TxDOT approval and accommodate various utilities, such as water, sewer, electric, gas, cable, fiber and electric.

Easements are typically purchased for drainage structures, utilities and other special improvements. Property owners retain ownership of the lands within the easement panel and are compensated a percentage of the full value.

Temporary Construction Easements (TCE’s) are parcels needed for construction access, minor grading and reconstruction of driveways. Property owners retain ownership, and the easement expires (and is no longer valid) after construction is complete. Property owners will receive a percentage of the full value of the property for a TCE.

All property values are determined by an appraisal done by a certified appraiser. Appraisals will also include values for existing improvements that are removed for construction such as fences, gates, landscaping and other items that are located on the lawn owner’s property.

Because the project is federally funded, ROW and easement acquisitions must be conducted in accordance with state-approved procedures. You can view additional ROW information from TxDOT by clicking here.
